About Us

We offer an online platform to help you manage your home inspection from start to finish. You are able to book, pay, and download your report online. Book an inspector in your area or inquire if we service your area over the phone or online through our booking feature. The payment platform allows to enter your payment information online or with the inspector at the time of the inspection. You will not be charged until you receive your report. Reports are sent via email.

What We Do

Our home inspectors offer a variety of services including but not limited to, Standard Home Inspections, Pre-Listing Home Inspections, Walk Through Inspections, WETT Inspections, Tarion Home Warranty Inspections, General Maintenance Inspections, and Construction and Renovation Inspections. Prices vary based on location, size and age of home, and by inspector.

Standard Home Inspections

A standard home inspection is a non-invasive visual examination of the all visible and readily accessible components of a home. The components include, but are not limited to, Plumbing, Heating Ventilation and Air Conditioning (HVAC), Electrical, Structure, and, Interior and Exterior. The inspection comes with an easy to read report that notes all the components and there condition at the time of the inspection.

Pre-listing Inspections

This inspection is the same as a standard home inspection but is typically requested by the seller or the seller's real estate agent prior to listing the home for sale.The report is used as a selling feature that puts the buyer's mind at ease and help generated top dollar for your home. It consists of a two to three hour home inspection and includes a report.

Walk Through Inspections

This inspection is perfect for today's hot real estate market where you as the buyer do not want to put in a home inspection as a condition but still want the to know about the property and any potential issues. This inspection consists of a one to two hour walk through by the inspector with the buyer or buyer's agent during a viewing. Information about the home's major systems and components are communicated verbally but this inspection DOES NOT include an inspection report.

WETT inspections

A WETT inspection is Fireplace or Wood Energy Technology Transfer Inspection and can only be performed by a WETT certified inspector so look for the WETT certified logo or contact us for more details. They are often required for insurance purposes and are done as part of a general home inspection or a stand alone WETT inspection.

Purchasing a newly constructed home doesn’t end when you move in, Tarion Home warranty are filled out during and after construction is complete. Our inspectors are happy to lend a keen eye and find any defects cosmetic or other and document them with pictures for your Tarion Home Warranty forms. Maintenance Inspection

Whether you are moving into an older home or have lived if one for years it's a good idea to know your home. Our inspectors are happy to come by and inspect your property and provide you with maintenance suggestions and tips specifically for your home. Knowing how to properly maintain your home can save you money by increasing the life of its systems and components.

Terms and Service

Inspec Homes (Hereinafter "INSPECTOR") and the undersigned (hereinafter "CLIENT"), collectively referred to herein as "the parties." The Parties Understand and Voluntarily Agree as follows:

I. INSPECTOR agrees to perform a visual inspection of the home/building and to provide CLIENT with an inspection report identifying the defects that INSPECTOR both observed and deemed material. INSPECTOR may offer comments as a courtesy, but these comments will not comprise the bargained-for report. The report is only supplementary to the seller's disclosure.

  1. Unless otherwise inconsistent with this Agreement or not possible, INSPECTOR agrees to perform the inspection in accordance to the current Standards of Practice of the Canadian Association of Home and Property Inspectors, (CAHPI), American Society of Home lnspectors {ASHI}, and the existing National Association of Certified Home lnspectors (NACHI) posted at http://www.nachi.org/sop.htm. CLIENT understands that these standards contain certain limitations, exceptions, and exclusions.
  2. The inspection and report are performed and prepared for the use of CLIENT, who gives INSPECTOR permission to discuss observations with real estate agents. owners, repair persons, and other interested parties. INSPECTOR accepts no responsibility for use or misinterpretation by third parties. INSPECTOR'S inspection of the property and the accompanying report are in no way intended to be a guarantee or warranty, express or implied, regarding the future use, operability, habitability or suitability of the home/building or its components. Any and all warranties, express or implied, including warranties of merchantability and fitness for a particular purpose, are expressly excluded by this Agreement,
  3. INSPECTOR assumes no liability for the cost of repair or replacement of unreported defects or deficiencies either current or arising in the future. CLIENT acknowledges that the liability of INSPECTOR, its agents, employees, for claims or damages, costs of defense or suit, attorney's fees and expenses and payments arising out of or related to the INSPECTOR'S negligence or breach of any obligation under this Agreement, including errors and omissions in the inspection or the report, shall be limited to liquidated damages in an amount equal to the fee paid to the INSPECTOR, and this liability shall be exclusive. CLIENT waives any claim for consequential, exemplary, special or incidental damages or for the loss of the use of the home/building even if the CLIENT has been advised of the possibility of such damages. The parties acknowledge that the liquidated damages are not intended as a penalty but are intended (i) to reflect the fact that actual damages may be difficult and impractical to ascertain; (ii) to allocate risk among the INSPECTOR and CLIENT and (iii) to enable the INSPECTOR to perform the inspection at the stated fee.
  4. INSPECTOR does not perform engineering, architectural, plumbing, or any other job function requiring an occupational license in the jurisdiction where the inspection is taking place, unless the inspector holds a valid occupational license, in which case he/she may inform the CLIENT that he/she is so licensed, and is therefore qualified to go beyond this basic home inspection, and for additional fee, perform additional inspections beyond those within the scope of the basic home inspection. Any agreement for such additional inspections shall be in a separate writing or noted here.
  5. ln the event of a claim against INSPECTOR, CLIENT agrees to supply INSPECTOR with the following:(1)Written notification of adverse conditions within 14 days of discovery, and {2) Access to the premises, Failure to comply with the above conditions will release INSPECTOR and its agents from any and all obligations or liability of any kind
  6. The parties agree that any litigation arising out of this Agreement shall be filed only in the Court having jurisdiction in the County in which the INSPECTOR has its principal place of business. ln the event that CLIENT fails to prove any adverse claims against INSPECTOR in a court of law, CLIENT agrees to pay all legal costs, expenses and fees of INSPECTOR in defending said claims.
  7. lf any court declares any provision of this Agreement invalid or unenforceable, the remaining provisions will remain in effect. This Agreement represents the entire agreement between the parties. All prior communications are merged into this Agreement, and there are no terms or conditions other than those set forth herein. No statement or promise of INSPECTOR or its agents shall be binding unless reduced to writing and signed by INSPECTOR. No change or modification shall be enforceable against any party unless such change or modification is in writing and signed by the parties. This Agreement shall be binding upon and enforceable by the parties and their heirs. executors, administrators, successors and assignees. CLIENT shall have no cause of action against INSPECTOR after one year from the date of the inspection.
  8. Payment of the fee to INSPECTOR (less any deposit) is due upon completion of the on-site inspection. The CLIENT agrees to pay all legal and time expenses incurred in collecting due payments, including attorney's fees, if any. lf CLIENT is a corporation. LLC, or similar entity, the person signing this Agreement on behalf of such entity does personally guaranty payment of the fee by the entity.

Code of Ethics for Home Inspectors

The International Association of Certified Home Inspectors (InterNACHI) promotes a high standard of professionalism, business ethics and inspection procedures. InterNACHI members subscribe to the following Code of Ethics in the course of their business.

  1. Duty to the Public
    1. The InterNACHI member shall abide by the Code of Ethics and substantially follow the InterNACHI Standards of Practice.
    2. The InterNACHI member shall not engage in any practices that could be damaging to the public or bring discredit to the home inspection industry.
    3. The InterNACHI member shall be fair, honest and impartial, and act in good faith in dealing with the public.
    4. The InterNACHI member shall not discriminate in any business activities on the basis of race, color, religion, sex, national origin, familial status, sexual orientation, or handicap, and shall comply with all federal, state and local laws concerning discrimination.
    5. The InterNACHI member shall be truthful regarding his/her services and qualifications.
    6. The InterNACHI member shall not:
      1. have any disclosed or undisclosed conflict of interest with the client;
      2. accept or offer any disclosed or undisclosed commissions, rebates, profits, or other benefit from real estate agents, brokers, or any third parties having financial interest in the sale of the property; or
      3. offer or provide any disclosed or undisclosed financial compensation directly or indirectly to any real estate agent, real estate broker, or real estate company for referrals or for inclusion on lists of preferred and/or affiliated inspectors or inspection companies.
    7. The InterNACHI member shall not release any information about the inspection or the client to a third party unless doing so is necessary to protect the safety of others, to comply with a law or statute, or both of the following conditions are met:
      1. the client has been made explicitly aware of what information will be released, to whom, and for what purpose, and;
      2. the client has provided explicit, prior written consent for the release of his/her information.
    8. The InterNACHI member shall always act in the interests of the client unless doing so violates a law, statute, or this Code of Ethics.
    9. The InterNACHI member shall use a written contract that specifies the services to be performed, limitations of services, and fees.
    10. The InterNACHI member shall comply with all government rules and licensing requirements of the jurisdiction where he or she conducts business.
    11. The InterNACHI member shall not perform or offer to perform, for an additional fee, any repairs or associated services to the structure for which the member or member's company has prepared a home inspection report for a period of 12 months. This provision shall not include services to components and/or systems that are not included in the InterNACHI Standards of Practice.
  2. Duty to Continue Education
    1. The InterNACHI member shall comply with InterNACHI's current Continuing Education requirements.
    2. The InterNACHI member shall pass InterNACHI's Online Inspector Exam once every three years.
  3. Duty to the Profession and to InterNACHI
    1. The InterNACHI member shall strive to improve the home inspection industry by sharing his/her lessons and/or experiences for the benefit of all. This does not preclude the member from copyrighting or marketing his/her expertise to other Inspectors or the public in any manner permitted by law.
    2. The InterNACHI member shall assist the InterNACHI leadership in disseminating and publicizing the benefits of InterNACHI membership.
    3. The InterNACHI member shall not engage in any act or practice that could be deemed damaging, seditious or destructive to InterNACHI, fellow InterNACHI members, InterNACHI employees, leadership or directors. Accusations of a member acting or deemed in violation of such rules shall trigger a review by the Ethics Committee for possible sanctions and/or expulsion from InterNACHI.
    4. The InterNACHI member shall abide by InterNACHI's current membership requirements.
    5. The InterNACHI member shall abide by InterNACHI's current message board rules.

Members of other associations are welcome to join InterNACHI, but a requirement of membership is that InterNACHI must be given equal or greater prominence in their marketing materials (brochures and websites) compared to other associations of membership.
